Organic Zone, Inc  (now “Produktif”), has existed in various forms since its 1997 launch of “O-Zone”, a raw and vegan food restaurant located in TriBeCa, NYC.

Today, Produktif design-studio and think-tank integrates buildings and natural processes. Produktif develops sustainable communities made up of buildings, places and spaces where people live, work, play, produce energy and grow food,  all of which is either used, sold or saved.

Produktif empowers households to achieve financial freedom and health, eliminating wastes throughout the building value-chain and lifecycle. Produktif supports a participatory, multidisciplinary and holistic  approach, engaging with various experts who share Produktif’s vision of designing, building and operating with zero waste. We find that an open and collaborative approach to projects results in inspired outcomes and a wholesome, innovative workplace.


A healthy home translates into less is more, eliminating waste and senseless clutter, streamlining interiors to be beautiful, comfortable and efficient, allowing for work-live and play (leisure) activities to coexist and mingle seamlessly. This happy coefficient optimises the use of available space and resources. A successful home is easy to clean, maintain and  increases  in value  over time. A truly great home evolves with its occupants ever changing functional, spatial and emotional needs.

At the foundation of both a healthy economy and a healthy ecosystem is each person’s “home”, or the economic household unit, which may be considered temporary or permanent,  from basic shelter, single room or multiple interconnected units; fancy villas with rooms organized with hierarchies of function, space, social standing, personal tastes and values; mixed-use buildings in proximity to each other; socially mixed or segregated neighborhoods, high-rise dormitories where neighbors prefer to remain anonymous; female, male, public, shared or private spaces; a refugee’s tent or diasporas separated by mountains or oceans yet emotionally linked thru real-time media and telecommunications,… Expressions of home are many.

Homes interact and co-mingle dynamically in vibrant cities, translating into exchanges between different private, for-profit and nonprofit stakeholders and complex and overlapping operational layers, checks and balances, but all ultimately acting similarly from the shared perspective of everyone acting primarily as a household member and only secondarily through their vocation, seeking  long-term opportunity for betterment in all aspects of life, work, play or study.

The Household unit has naturally developed and been accepted over generations.  It forms the building block of social networks and allows for the effective organisation of space. It is from this fundamental level that we can successfully employ longer-term planning strategies in order to preserve our finite resources.

The household is Produktif’s first and foremost design ally, then comes the city planning department and investors who all bring different requirements and priorities to the table, and this is why all these objectives must be heard and integrated as part of the participatory design process.

The local household, family-owned or small business economy is a healthy antidote and counter-balance to the faster-paced, shorter-term, publicly listed and speculative practices of global trade and finance because it distributes opportunity for entrepreneurship into local hands. This home-grown way of wealth-distribution is more resilient and may benefit from fair trade, community or micro-finance, and is a more reliable means of distributing wealth based on merit and achievement than “trickle down” or other extreme right or extreme left political positions that lobby for centralized control over resource distribution, either corporate or state-owned, catering to either corporate lobbyists or interest groups who have no particular loyalty to any particular place or community who wants freedom and economic viability on their own.

Democracy works best at the grassroots level with local representation and participation. Unnecessary gatekeeping or monopolies serving local housing, energy, food and water needs must be avoided in order to assure better distribution of quality and access.  Most importantly, the technologies for home-size, resilient energy and water management and storage already exist.

At the urban village scale, at medium-to-high density, there is significant gain in human experience because of a better massing that allows direct sensory contact with clean air and open sky, walkable, car-free roads and open spaces to provide for your daily and varied needs and experiences, which are all best practices in smart growth, permaculture or intelligent urban planning.



Alongside its green technology development, Produktif integrates sensor, building automation, IoT, Big Data and artificial intelligence technologies that track and improve the energy performance of its buildings. This is then shared with beneficiaries to ensure that sustainable living targets are met. Individualised carbon footprint maps are also created so that residence can see the positive impact they are having. Produktif collaborates with local suppliers of food, clean water and transportation as well as waste management services to ensure the provision of necessary third party services whilst also supporting local business.

Produktif’s flexible construction and collaboration model promotes diverse resource utilization. Produktif designs, builds and operates residential and commercial spaces, which gives rise to partnering opportunities with third party businesses that can add value and contribute to the local market offering.

Produktif is also excited to work directly with partners to develop unique business opportunities such as food markets, daycare, bakeries, parking, health services, electrical vehicle (EV) charging station, car sharing or ecological laundry, beauty or other services that contribute both to business and the environment.  Projects like these help to revitalize a neighborhood, making it more convenient to be well, and adding value to the entire area.  Produktif’s mission is to develop sustainable communities thru design.

Throughout these projects, Produktif may be silent or active partner, however it will always take a minority stake while retaining ownership of performance data.  This governance structure guarantees local ownership of brick and mortar, while quality control and knowledge management is handled globally, facilitating technology transfer and information exchange amongst global and local teams of professionals.



Parks can be for pure pleasure, health, community and commercial purposes. Produktif promotes buildings that co-exist with natural habitats, restoring wetlands or reclaiming brownfield and minimizing our carbon footprint.

Through futuristic design and time-proven stewardship, Produktif can make nature both more beautiful and productive. Park design builds on the premise that humans are happier and healthier when engaging with local fauna and flora; helping natural habitats recover or bringing home harvest.

Produktif designs and builds productive gardens and rooftop greenhouses that can be personally enjoyed and commercially viable. This approach offers a healthier and more sustainable alternative to industrial farming practices kept alive artificially through petrochemicals; this approach also sets highest standards for health, nutrition and humane treatment of livestock that is necessary to succeed at smaller-scale and denser urban environments using excess heat or wastes from surrounding buildings and favoring infrastructures within closed-loop systems where wastes becomes energy to another production or growth system.

Through these projects, Produktif aims to heal nature whilst allowing nature to heal us, in a truly symbiotic relationship based on knowledge and stewardship.



Technology, money and power both positively and negatively affect the world we live in. Unfortunately, each can be used to divide and segregate, however when employed mindfully, each can also help spur innovation and growth, contributing to prolonged periods of prosperity and stability.
The innovative combination of Clean Technologies with ecosystem functions and biomimicry spur growth in new sectors.  Encouraging these new growth areas provides wage opportunities across all demographics, helps to reclaim ecological biodiversity and supports a broadening of social communities. The coupling of clean technologies and ecosystem functions and subsequent growth is made sustainable, resilient and widely implementable due to its adaptability to local climate and resource availability.
