Services

Architectural design and project coordination

Produktif takes the lead on conceptual design and project coordination. With our partners, we follow an integrated project delivery (IPD) approach whereby key participants and stakeholders participate from the acceptance of the mandate. The following phases describe our design process:

  • Concept design (pre-design);

  • Criteria design (schematic design with early involvement of the General Contractor and suppliers of core systems);

  • Detailed design (expanded design development with all major construction and budget decisions finalized);

  • Implementation documents (Construction documents completed and shared with sub-contractors for bidding and buy-in);

  • Agency Coordination and final buyout (Project ready for construction).

Produktif collaborates with Sevag Pogharian Design (www.spd.ca), architect and expert in net zéro construction. Produktif can therefore offer the services of an integrated architecture firm, including the vérification of building codes, zoning and obtaining permits.

With Sevag Pogharian, we focus on the design of « productive houses », villages and urban neighborhoods with a « net zéro » lifestyle in energy and water management.

For larger commercial projects, Produktif Works with top-tier global architecture firms.

We have adopted a multidisciplinary approach to design by working with a wide horizon of professionals in view of widening our shared knowledge.

Development

For design-build projects of less than 24 units or 4 stories or less, Produktif works with our own construction company called Ensemble Terre-Ciel (RBQ 8344-9520-08).

For larger commercial projects, we work in partnership with the best GC’s and construction firms. Larger projects can produce what Produktif refers to as “ecologies of scale” which means to reach a certain scale whereby the natural systems and the ecological services they produce contribute to outperforming conventional projects of same size.

Building information modeling (BIM):

Produktif produces our plans in a 3D BIM environment that allow for collaboration between different project consultants across various software platforms: The development of production blueprints and construction drawings; the coordination between external teams such as environmental, mechanical and structural engineers. We favor building systems that rely on prefabrication and assembly to cut material costs and time during construction.

Consulting and Presentation

Rune Kongshaug (M.Arch, AIA, LEED AP) is available for speaking engagements of consulting assignments. We also offer project management for projects seeking LEED® certification.

Post-occupation services (operational phase)

Produktif places great importance on measuring and demonstrating the performance of our projects after delivery. After delivery, we offer quantitative and qualitative performance evaluation. For example, we study cost reduction, energie savings as well as lifestyle improvements of occupants. For post-occupancy operational management and performance monitoring, we work with Design 1 Habitat (www.design1habitat.org).

Rates and Fees

Fees follow industry standards and vary according to the size and duration of the project. Hourly rates of Produktif staff are calculated according to the task and seniority. Our project proposals will include a detailed description of tasks and individual rates.

Depending on the project, Produktif may participate for a flat fee or as a percentage of a pre-established construction budget. We also are open to taking an equity stake in projects.
