Building Information Modeling (BIM)
Building Information Modelling (“BIM”) best describes the Produktif technology platform and collaborative environment. BIM makes it possible to exchange 3D visuals, time, money and performance data across teams and project phases, right through from concept to construction and operations.
BIM is an essential tool for complex design projects with early detection and resolution of errors and design conflicts between expertise areas. When integrating onsite energy, food, water, wastes and transport systems, even the smallest project is a departure from conventional wisdom and as such, requires heightened attention to communications and coordination throughout the early design, testing and construction stages
Bringing the power BIM to the operational phase of performance monitoring and building maintenance is one of Produktif’s top research and development (R&D) priorities.
Produktif recognizes a trend of accelerated new movement away from conventional construction methods. Focus is now being pointed towards processes already known to the automobile industry and many other manufacturers / assemblers. The current trend is to transfer LEAN-manufacturing principles to construction, delivering projects just-in-time through prefabrication. Produktif works with industry leaders in both panelized (2D) and modular (3D) prefab-assembly to develop new solutions for different markets, transferring the best to and from both European and US technologies and building strategies.
Integrated Project Delivery / Collaborative Contracts
PBS introduces a set of proprietary contracts that define the processes, protocols and blueprints to enable rapid project introduction and replication in association with local partners. These contracts meet or exceed the standards of the American Institute of Architects (AIA) or Consensus docs forms and have been customized to Produktif’s specific requirements. These contracts are based on Design-Build legal framework with a maximum price performance guarantee as well as financial incentives for delivering projects on time and within budget. All of this is achieved within a portfolio management framework of shared risks and rewards.
Best practices analysis and performance monitoring
What cannot be measured, cannot be managed. Benchmarking and performance modeling are critical upfront and ongoing activities at Produktif. Successful benchmarking helps to prioritize efforts, set attainable performance targets and identify key team members. There is no reason to “reinvent the wheel”: it is better to adopt already proven solutions whenever possible. Finally, setting realistic targets upfront will help inform the post-occupancy commissioning and monitoring and assess where targets are met, exceeded or where corrective action is required.

Building Information Modeling (BIM) is much more than designing objects in 3 dimensions. Yet, BIM cannot replace the elegant 2D language of architectural plan, section and elevation, or the factory blueprint.
Within the Integrated Project Delivery (IPD) team, Produktif acts as the IPD Team Coordinator and “BIM Compliance Director”, facilitating information flows between team members. Produktif supports Open Source and IFC standards for sharing across across BIM platforms: Revit, ArchiCAD, etc. The abbreviation IFC stands for “Industry Foundation Classes”, the set of internationally standardized object definitions for use in Construction Industry.
